When people think of Orihuela Costa today, they often picture bustling shopping centres, championship golf courses, and thriving international communities. Yet long before many of the area’s best-known developments appeared, places like La Regia were already helping to shape the future of this coastline.
Although smaller and less famous than neighbouring Cabo Roig or La Zenia, La Regia holds an important place in the history of Orihuela Costa. It was among the early residential areas that emerged during the first wave of coastal development and played a key role in transforming a quiet stretch of Mediterranean shoreline into the vibrant international destination we know today.
Its story is not one of grand estates or world-class golf courses. Instead, it is the story of how a simple coastal location became a welcoming community that attracted people from across Europe and helped lay the foundations for modern Orihuela Costa.
Before the Urbanisation
For centuries, the area now known as La Regia was part of a largely rural coastal landscape.
The land consisted mainly of agricultural fields, small farms, and open countryside stretching towards the Mediterranean Sea. Local farmers cultivated crops adapted to the dry climate, while nearby fishing communities relied on the sea for their livelihoods.
Unlike larger towns such as Orihuela or Torrevieja, there was no significant settlement here. The coastline remained relatively undeveloped, with only occasional rural properties and tracks connecting the area to neighbouring villages.

Situated between what would later become Cabo Roig and La Zenia, La Regia occupied a privileged position close to the sea and within easy reach of some of the most attractive beaches on the southern Costa Blanca.

The exact origin of the name “La Regia” remains the subject of local discussion.
Many believe it derives from the Spanish word regia, meaning “royal” or “regal,” reflecting the area’s attractive coastal setting and perhaps the aspirations of the early developers who envisioned a prestigious residential community.
While there is no definitive historical record explaining the name, it has remained associated with the area for decades and contributes to the distinctive identity of the neighbourhood today.
Like many place names along the Costa Blanca, La Regia combines geography, local history, and a touch of mystery.
The First Wave of Development
The transformation of La Regia began during the 1960s and 1970s.
Spain was opening itself to international tourism, and the Costa Blanca was becoming increasingly popular among visitors from Northern Europe. Improved transport links, affordable property prices, and a favourable climate attracted growing numbers of foreign buyers.
During this period, several of Orihuela Costa’s earliest urbanisations began to emerge.
La Regia was among them.
Unlike some later developments that were planned around golf courses or large commercial centres, La Regia was built primarily as a residential community. The focus was on creating a pleasant environment where people could enjoy the Mediterranean climate, proximity to the sea, and a slower pace of life.
Many of the first properties were detached villas and low-rise homes surrounded by gardens, reflecting the development style of the era.

One of the reasons for La Regia’s enduring popularity is its location.

British buyers were among the first to establish a strong presence, followed by residents from Ireland, Belgium, Germany, the Netherlands, Scandinavia, and many other European countries.
What began largely as a holiday destination gradually evolved into a year-round community.
The area’s mix of permanent residents and seasonal visitors helped create a friendly and multicultural atmosphere that continues today.
Unlike some newer developments, La Regia matured gradually over several decades, giving it a sense of stability and character that many residents appreciate.
The Influence of Modern Orihuela Costa
The arrival of major infrastructure projects during the late twentieth and early twenty-first centuries further enhanced La Regia’s appeal.
The expansion of road networks improved accessibility, while the growth of nearby commercial areas provided residents with an increasing range of services and amenities.
The opening of Zenia Boulevard in 2012 transformed shopping and leisure opportunities throughout the region, placing one of Spain’s largest shopping centres just minutes away.
At the same time, nearby golf courses such as Villamartín, Las Ramblas, and Campoamor Golf added another layer of attraction for international buyers.
Although La Regia itself was never built around golf, it benefited enormously from the broader development of Orihuela Costa.
La Regia Today
Today, La Regia remains one of the most established residential areas in Orihuela Costa.
Its appeal lies not in spectacular landmarks or large-scale tourist attractions, but in something perhaps more valuable: a comfortable and well-balanced lifestyle.

La Regia may not have the golf heritage of Villamartín, the historic roots of Dehesa de Campoamor, or the coastal prestige of Cabo Roig, but it possesses something equally important: authenticity.
It remains one of the original communities that helped shape the Orihuela Costa we know today—a place where generations of residents have come to enjoy the sunshine, the sea, and the unique lifestyle of Spain’s Mediterranean coast.
